Coverage period: 2026-08-01 through 2026-08-31. Publication date: October 15, 2026.

New York State Common Retirement Fund's [August 2026 transaction report](https://osc.ny.gov/files/common-retirement-fund/pdf/august-2026.pdf) separates a $300 million real-estate fund investment, two property acquisitions with reported amounts totaling $258,920,430, and an emerging-manager investment described as up to $6.3 million. Those are different reporting units. Combining them into one undifferentiated fund-commitment total would hide both the acquisition structure and the stated ceiling.

This review covers only that institution's August disclosure, checked on October 15. Its purpose is to show what the original records establish about investment structure and timing. It is not a market-wide pension activity ranking, a September report or evidence that any named manager is currently accepting new investors.

## Artemis: a fund investment with a reported closing date

The report lists $300 million for Artemis Real Estate Partners Fund V, with an August 10 closing. It describes debt and equity investments in middle-market US real estate and real-estate-related businesses. Artemis is an existing relationship.

This entry names a fund vehicle and a manager. It can therefore be stored as a fund-level investment record with a dated relationship description. The disclosure does not establish the size of Artemis's whole fundraising round or whether the pension's full commitment had already been drawn in cash.

## Skyloft and Ontario Mills: property acquisitions through separate accounts

Skyloft has a reported investment amount of $115,920,430 and an August 13 acquisition closing. The report describes student housing in Austin, Texas, acquired as a joint venture through the Real Estate Separate Account Program with BlackRock as adviser.

Ontario Mills has a $143 million entry and an August 18 acquisition closing. The report describes an industrial property in California's Inland Empire West submarket, acquired through the same separate-account program with JP Morgan Investment Management as adviser.

Both adviser relationships are described as existing. These entries identify properties and separate-account arrangements, rather than two newly launched pooled funds. Nor does a reported investment amount automatically establish the full property purchase price or the pension's percentage ownership. Those additional facts are not inferred from the amounts.

Adding the two reported acquisition amounts gives $258,920,430: $115,920,430 + $143,000,000. That is a clearly defined two-record calculation. Keeping it separate from the $300 million Artemis fund entry preserves a useful distinction for a reader comparing commitment channels.

## Hyperion: a program-partner route and an explicit ceiling

The Emerging Manager Program section lists Hyperion I through the Empire GCM RE Anchor Fund / GCM Grosvenor, within the real-estate asset class. The amount is up to $6.3 million. The report says the investment closed August 21, identifies Hyperion Realty Capital as a new relationship and describes a focus on grocery-anchored retail centers in Western US markets.

The [official Emerging Manager Program description](https://www.osc.ny.gov/common-retirement-fund/emerging-manager) explains that investments can be made directly or with managers of managers and program partners. That context matters here: the disclosed route includes a program partner, not simply a direct headline ticket to a manager.

The phrase up to remains part of the amount. It is not replaced with an assumed exact $6.3 million disbursement, and it is not added to the other entries as if it were a confirmed equal-basis cash amount. The public document does not resolve the eventual drawn amount.

## Cash movement is a separate observation

The Public Equities section reports the termination of Mondrian Investment Partners on August 28. The account value was approximately $1.2 billion and was allocated to cash. This is a termination and cash-allocation observation, not a new private-market commitment. The report does not assign that cash to one of the private investments discussed above.

Within the report's own scope, Private Equity, Credit and Opportunistic/Absolute Return Strategies each explicitly report no activity for August. That statement is attributed to the disclosure; it is not derived from an empty field or treated as proof of no underlying portfolio cash flows.

The [official reporting index](https://www.osc.ny.gov/common-retirement-fund/resources/financial-reporting-and-asset-allocation) provides the source series. Readers can use the [Altss pension-fund guide](https://altss.com/blog/pension-funds-as-lps-2026) for general process context while keeping this month's vehicle, acquisition, program and cash records distinct. The amounts alone do not establish a change in risk appetite or a fundraising opportunity.
