Shane Brimmer serves as Managing Director and is the named principal responsible for the firm's lending operations. All credit decisions are made internally under his leadership, consistent with a direct balance-sheet lending model where the firm does not answer to outside capital partners.

Optima Capital is strictly a direct lender. It does not invest in third-party real estate funds or joint ventures. Each loan is originated, underwritten, and funded directly by the firm using proprietary capital — a posture that bypasses the syndication and aggregation layers common in institutional commercial real estate debt.

The firm operates in the bridge and acquisition financing space — short-duration loans typically ranging from 12 to 24 months. Its focus is on transitional assets where speed of execution matters more than the lowest possible rate. This places Optima in the private-credit segment, not the permanent-financing or long-term mortgage market.

Deal flow comes through a network of commercial real estate brokers, repeat borrowers, and direct referrals centered in the Kansas City metropolitan area and the broader Midwest. The firm's 35-year local history has built origination relationships that are difficult for newer market entrants to replicate quickly.

Optima does not pursue co-investment structures because it does not serve as a limited partner in external funds or venture vehicles. As a balance-sheet lender, the firm retains 100% of the credit risk and return on every loan it originates, which precludes the LP/GP co-investment model entirely.
