Red Fort Capital is a private equity investment manager, not a direct developer. The firm provides structured equity and mezzanine capital to development projects through special-purpose vehicles, maintaining an in-house oversight team that monitors construction milestones and cash-flow management — a model closer to asset management than hands-on real estate development.

The firm relies on a relationship-driven origination model built over nearly two decades in India's real estate market. Direct engagement with regional developers and landowners, combined with the partners' deep network in Delhi's real estate circles, gives the firm access to off-market land aggregation and distressed-asset opportunities that auction processes rarely surface.

The portfolio historically concentrated on India's four largest metropolitan regions: the National Capital Region (Delhi-NCR), Mumbai, Bangalore, and Chennai. While initial vehicles focused heavily on Delhi-NCR residential townships, later funds broadened into Southern and Western Indian commercial markets as those regions' office-leasing demand matured.

In 2019, Paytm founder Vijay Shekhar Sharma filed a criminal complaint against Red Fort Capital's managing partner Parry Singh over a personal loan repayment dispute, which was settled out of court the same year. The matter concerned a transaction separate from the firm's real estate investment vehicles and did not involve institutional limited-partner capital.
