The Institute primarily deploys capital directly into CNL-sponsored real estate and infrastructure vehicles, including non-traded REITs and private placements. It does not operate as a fund-of-funds or third-party manager. Direct co-investments alongside other CNL affiliates are common (per CNL public filings, 2022).

The Institute's investments are concentrated in the United States, with a noted emphasis on Sun Belt markets such as Florida, Texas, and the Southeast. Some CNL vehicles have also allocated capital to select Western states (per CNL Securities annual report, 2023).

The Institute's mandate is tied to CNL Financial Group's core expertise: commercial real estate, infrastructure, and private credit. Public records do not show exposure to venture capital, technology startups, or international equities. It explicitly avoids sectors outside these real-asset categories.
