Fresh Air Fund

The Fresh Air Fund was founded in 1877 by the Reverend Willard Parsons, who arranged for New York City children from tenement neighborhoods to visit host families in rural Pennsylvania. What began as a single summer of fresh air has evolved into a year-round youth development organization with six residential camps, a 2,000-plus-acre campus at Sharpe Reservation in Fishkill, and leadership programs serving thousands of New York City children annually. The endowment is overseen by a board chaired by William P. Lauder of The Estée Lauder Companies and includes long-time board member Mariah Carey, for whom Camp Mariah is named. The endowment allocates across a mix of public equities, fixed income, and real assets, with a notable overweight to land holdings relative to most foundations. Sharpe Reservation, plus land at Harriman State Park where Camp Junior sits, form a portfolio of property used directly in programming. The investment committee deploys capital through direct co-investments, fund commitments, and special situations, spanning venture and growth stages. Geographic focus is concentrated in the United States, with all operations and capital deployed domestically. The organization reported a board-designated endowment and beneficial interests in perpetual trusts, in addition to its commercial headquarters at 633 Third Avenue in Manhattan. The board includes publishing-sector governance through David S. Perpich of The New York Times, and private equity expertise through Treasurer Donald L. Hawks III of Brookside Equity Partners. The Fund maintains accreditation from the American Camp Association and membership in the Association of Fundraising Professionals New York City Chapter. The Fresh Air Fund departs from a typical foundation model because its real estate is also its program delivery mechanism — its campsites are both an asset class and the means of fulfilling its mission. That dual-use structure means capital decisions directly affect program capacity, an unusual operational tightness for an endowed nonprofit.
