The revenue management module ingests a client's leasing data alongside proprietary market data to recommend daily unit prices designed to maximize portfolio revenue. The system analyzes supply, demand, lease expirations, and competitor pricing to set rates that optimize occupancy without leaving money on the table. Clients can override the recommendations, but internal RealPage documents cited in antitrust litigation suggest the firm actively encourages adoption of its suggested pricing to achieve above-market rent growth.

Thoma Bravo acquired RealPage in April 2021 for $10.2 billion, taking the company private after it had traded on NASDAQ since 2010. The deal was the largest take-private of a vertical SaaS company at the time. Under Thoma Bravo's ownership, RealPage's AI and product development timelines have accelerated, including the launch of autonomous AI agents in 2025.

Multiple class-action lawsuits filed by state attorneys general and private tenants allege that RealPage's pricing software enables competing landlords to coordinate rental rates. Plaintiffs argue that when large multifamily operators all use the same algorithm to set prices based on shared data, it amounts to an illegal information-sharing scheme under Section 1 of the Sherman Act. RealPage contends that its software is pro-competitive, that clients are free to reject its recommendations, and that the company does not facilitate price-fixing agreements.

The platform includes DemandX for demand forecasting and targeted advertising, G5 for digital marketing and apartment website design, Knock CRM for leasing workflows, OneSite for property management and financials, LOFT for resident experience including payments and maintenance, Resident Screening for fraud-detection-backed tenant evaluations, and Spend Management plus Utility Management for back-office cost control. The Lumina AI Workforce, launched in 2025, layers autonomous agents across leasing, operations, and resident support.

RealPage primarily serves large institutional multifamily operators, property management companies managing thousands of units, and major real estate investment trusts. The company's website states that the world's largest rental real estate organizations use the platform. While some functionality is available to mid-market operators, the suite's pricing and complexity are tailored for enterprise-scale portfolios where centralized yield management and data-driven operations generate the highest ROI.
