Richard McKinney, a co-founder of the firm, leads the investment committee and credit underwriting process. McKinney has overseen the firm's direct lending activities since its founding in 1999 and is the primary decision-maker on loan originations, structuring, and asset management. The firm has not publicly disclosed other members of its investment committee or credit team.

3SUMMIT does not raise blind-pool private credit funds. Instead, it originates commercial real estate bridge loans and structured credit on a deal-by-deal basis, matching each transaction with specific co-investor capital. This gives the firm discretion to pause originations during market dislocations without the deployment pressure that committed fund structures create.

The firm underwrites senior secured bridge loans, mezzanine debt, and preferred equity across multifamily, office, retail, industrial, and mixed-use properties. Its historical focus has been on transitional assets — properties requiring acquisition financing, recapitalization, or value-add renovation — primarily in Mid-Atlantic and Southeast US markets including Virginia, Maryland, North Carolina, and Florida.
