W5 Group was established in 2009 by Ralph Winter in Miami Beach. Winter previously assembled portfolios exceeding 40,000 student-housing units and 100,000 multifamily units in Europe before shifting focus to US opportunities. Second-generation principal Celine Winter and Chief Investment Officer Raphael Sidelsky participate in investment decisions. The firm targets multifamily, student housing, single-family rental, shared living, and micro-living sectors. It deploys capital through direct equity in ground-up developments, value-add acquisitions, and mezzanine debt. Confirmed positions include The Standard at Syracuse with Landmark Properties, Theory Ithaca, Society Las Olas, Urby Staten Island with Ironstate Development, and i5 Wynwood with The Related Group. Geographic coverage spans North America and Europe. W5 Group also maintains an indirect public securities portfolio and has executed programmatic joint ventures with Property Markets Group and Blue Vista Capital Management. US investments reached approximately $1.5 billion in capitalization, covering 2,100 units and 4,600 beds, with total real-estate exposure exceeding $5 billion when including public securities. The firm operates offices in New York, Frankfurt, Zug, and Zurich. In July 2024 it announced expanded service to family offices in Germany. Ralph Winter holds board roles at the Real Estate Management Institute and serves on the Executive Committee of ULI Germany. W5 Group functions as an evergreen single-family office that commits its own capital alongside like-minded family offices and institutions. This structure enables flexible co-investment terms and long-duration partnerships without finite fund cycles or external LP redemption pressure.
