Messidor's primary client is the Botswana Public Officers Pension Fund (BPOPF), the retirement scheme for Botswana's government employees. The firm was established specifically to manage a multi-billion Pula property portfolio on BPOPF's behalf. This captive mandate defines Messidor's capital base and investment pipeline.

Messidor sources projects through direct relationships with state-linked entities. The Residency housing project was developed in partnership with Botswana Railways, combining public-sector land with private development execution. Land-bank positions, such as the NG 26 concession, and metropolitan infill sites in Gaborone and Francistown form the balance of the portfolio's origination pipeline.

All disclosed holdings are within Botswana, spanning Gaborone, Mogoditshane, Francistown, and northern concession territories. The firm's mandate to manage BPOPF's domestic real asset allocation appears to anchor its geographic focus locally, with no evidence of cross-border investments in the public record.
